The subject Property is a 22,194 square foot building on approximately 1.54 acres that is a part of a larger 106,390 square foot shopping center anchored by a high volume and very successful CVS and O'Reilly Auto Parts store.

NetCo Investments, Inc.®, acquired the Property on July 23, 2010 closing escrow with the building FULLY leased to dd's DISCOUNTS (a Ross Dress For Less concept). The lease was negotiated and executed in less than six weeks – unheard of for a Ross lease which industry professionals usually get done in 6 to 9 months. dd's DISCOUNTS opened 2nd Quarter of 2011. In addition to getting a dd's DISCOUNTS lease executed in such a short time frame, numerous other challenges were overcome through the short sale process of acquiring the property. A mechanic's lien and three years of over due CAM charges, are some of the complexities that NetCo was able to get through in a timely fashion to close the transaction. However, the biggest challenge was the fact that no traditional lenders would finance the property in such a short time frame with the dd's DISCOUNTS' typical termination right.
