Career Summary

Mitch formed NetCo Investments, Inc., in 2002 to acquire and redevelop value-added retail buildings and shopping centers. Prior to this, Mitch was with Grubb & Ellis as a retail property specialist. Prior to joining Grubb and Ellis, Mitch owned and managed several strip centers and multi-tenant properties in California and Texas; he also rehabbed and developed single family homes in Los Angeles. Furthermore, Mitch has launched several businesses including a Round Table Pizza restaurant, a chain of video stores and a laundromat.

Experience

Currently, Mitch is working on securing retail development and investment opportunities within the Western States. Mitch's broad background and numerous relationships with brokers and retailers has played a key role in NetCo's successful track record. Within the last few years, NetCo has acquired and redeveloped nine properties, five of which were vacant when entering escrow and were 100% leased at close of escrow.

Mitch has been in the commercial real estate industry since 1980. He began his career representing owners in the selling and leasing of shopping centers and apartment complexes. Just a few of the transactions he has successfully completed include: The Home Depot 15 acre site in Valencia, CA; 119 unit apartment complex in Houston, Texas and a 84 unit apartment complex in Los Angeles, CA. Mitch was also active in multiple commercial land sales in the Santa Clarita area geared towards new development. Mitch was instrumental in leasing several shopping centers in Santa Clarita and Los Angeles areas including Chesterfield Square, a 300,000 square foot ground up shopping center in urban Los Angeles anchored by The Home Depot and Food 4 Less. In addition to representing property owners, Mitch represented several national and regional retail tenants in locating sites either for lease or purchase. Some of these tenants include: Dollar Tree, 99˘ Only Stores, Pacific Bell, Sylvan Learning Centers, 7-Eleven Inc., El Torito, and Off-Campus Bookstores.

Mr. Bayat received a degree in Business Administration from New England College in New Hampshire.

Career Summary

Ray founded NetCo Investments, Inc. along with Mitch Bayat in 2002 to pursue value added shopping center developments and investments.  Prior to this, Ray was with Grubb & Ellis since September 1997.  He was one of the top retail salespersons for Grubb & Ellis nationally, culminating in a Circle of Excellence performance for years 2000 through 2002.  Prior to joining Grubb & Ellis, Ray was Leasing Manager for Newhall Land, the largest land owner in Los Angeles County. The company was involved in both residential and commercial development in Valencia, California.  Ray was also an entrepreneur.  He owned a franchised restaurant and two other retail businesses from 1988 through 1994.

Experience

Currently, Ray is working on securing investment opportunities within the Western States.  NetCo Investments, Inc. has successfully acquired and redeveloped nine properties in the last several years, five of which were vacant when entering escrow and 100% leased at close of escrow.  At Grubb & Ellis, Mr. Bayat was active in the Valencia market with over $100 million in commercial land listings, 300,000 sq. ft. of retail leasing, and numerous investment transactions.  He was also a member of the leasing team for the 300,000 sq. ft. Chesterfield Square in urban Los Angeles.  At Newhall Land, Ray was responsible for leasing existing portfolio of office and retail properties in excess of 700,000 square feet.  Additionally, he was responsible for market research, financial analysis, and leasing analysis for development of neighborhood and community shopping centers.  With an extensive background in commercial land sales, Mr. Bayat was intimately familiar with entitlement issues and was solicited in the Southern California market for evaluation, marketing, and feasibility studies of large land holdings.

Ray has had experience in transactions with major companies such as Home Depot, Lowe’s, Ross Dress For Less, Food 4 Less, Albertson’s, Target, Sav-On Drugs, Walgreens, Rite-Aid, Office Max, Office Depot, 99¢ Only Stores, Big 5, Factory 2 U, Levitz, Dollar Tree, Starbucks, Baskin Robbins, Togo’s Sandwiches, Don Pablo’s Restaurants, Buca Di Beppo, Market Broiler, Mimi’s Café, In-N-Out, Panda Express, Tommy’s, Del Taco, America’s Tire Company, ARCO, 7-Eleven, Subway, and various other regional tenants.  Additionally, he has been involved in transactions with Newhall Land, Archon Group, Hopkins Real Estate Group, Fairfield Residential LLC, The Hanover Company, Investment Development Services, Westrust, Katell Properties, Home Savings of America, Washington Mutual, and Great Western Bank.  Ray has also been involved in the disposition of a portfolio of former bank branches, as well as loan workouts on several retail strip centers. 

Education

Mr. Bayat graduated May 1996 from the University of Southern California with masters degrees in Business Administration (Real Estate Finance Concentration) and Real Estate Development. He received a Bachelor of Arts Degree in Psychology from the University of California, Santa Barbara in March 1991.

Career Summary

April Gray joined NetCo Investments® in 2005. Prior to this, April spent several years at an established law firm. In addition, Mrs. Gray worked in the event productions industry, serving as Co-Producer at one of Southern California's most premiere Jazz & Reggae festivals. Both professional experiences provided April with essential negotiation and communication skills, which have proven beneficial in the real estate industry.

Experience

Mrs. Gray is currently responsible for coordinating the marketing and leasing activities for NetCo Investments®. In addition, Mrs. Gray is responsible for property management, overseeing the due diligence process, market research, analyzing acquisition submittals and managing the front office.

Education

Mrs. Gray received a Bachelor of Arts Degree in Psychology at the University of California, Los Angeles.
